Parking Registration & Management

Important Transition Notice

As part of our transition to a more efficient system, residents are now 100% responsible for managing their own vehicle information and guest passes. The Management Office no longer manages vehicle registrations or guest passes.

It is your responsibility to ensure all vehicles associated with your unit are properly registered. Failure to do so will result in booting. The Management Office cannot override or remove boots.

STEP 1

Create a Resident Profile

You must create 1 profile per unit. Each resident can then manage their vehicles using that profile.

Go to MyVIPParking.com →
  1. Go to myvipparking.com
  2. Click "Click for Resident Access"
  3. Enter San Matera and click "Next"
  4. Verify the community and click "Select"
  5. Click "Create Resident Profile"
  6. Enter the community passcode: Sanmatera2026
    • Authorized vehicles: Enter the total number of vehicles for the unit.
    • Leaseholder/Occupants: Enter the total number of occupants in the unit.
    • Select "Yes" for text updates. Ensure all info is accurate to avoid delays.
  7. Click "Submit Request"
  8. A confirmation window will appear - click "Close"
  9. A copy of your submission will be emailed to you.
What happens next: Management will review your profile. If approved, you will receive a text message with a passcode and link to proceed. If additional information is needed, Management will contact you.
STEP 2

Enter & Edit Vehicles

Once your profile is approved, you must register your personal and rental vehicles.

Manage Vehicles →
  1. Go to myvipparking.com (or click the link on your approval text)
  2. Click "Click for Resident Access"
  3. Enter San Matera and click "Next"
  4. Verify the community and click "Select"
  5. Click "Manage Resident Profile"
  6. Enter your email and click "Next" (do not use password login)
  7. Choose to receive a login code via text or email
  8. Enter the 6 digit code and click "Verify"
  9. Select your address
  10. Click "Add Vehicle" (top right corner)
  11. Enter all required vehicle details.
    Required Documents to Upload:
    1. Vehicle registration (must be current) OR rental vehicle contract (must show name and dates)
    2. Proof of Auto Insurance (must be current)
    You will not be able to proceed without uploading both.
  12. Select "Yes" for text updates, accept terms of use, and click "Continue"
  13. Review vehicle details and parking policy summary
  14. Click "I Agree", sign electronically, and click "Accept"
Approval: You will receive a text message confirmation once approved. From this dashboard, you can add/remove vehicles and edit your profile.
STEP 3

Create a Guest Pass

Guest passes are required Sunday through Thursday nights from 11 PM to 7 AM.

Go to Register2Park.com →
IMPORTANT: Only create a guest pass on the day you want it to begin. The system does not allow future start dates. The pass will automatically begin on the day it is created (Day 1).
  1. Go to register2park.com
  2. Click "Register Vehicle"
  3. Enter San Matera and click "Next"
  4. Confirm and click "Select"
  5. Review parking rules and click "Continue"
  6. Select "Visitor Parking"
  7. Enter access code: 1504
  8. Click "Next"
  9. Enter all required vehicle details.
  10. Choose the number of days for the guest pass.
    Note: Guest passes are not required for Friday and Saturday evenings.
  11. Review details and submit.
  12. A confirmation screen with a code will appear.
    Optional: Select "Email confirmation" to receive a copy (recommended).
WARNING: All guest passes must contain the full address, resident name, and guest name. Fictitious or incomplete information will invalidate the pass, resulting in booting and possible permanent denial.

San Matera Parking Policy & FAQs

  • All vehicles parked anywhere on San Matera property must be properly registered through MyVIPParking.
  • All resident vehicles must be registered to the unit where the resident resides.
  • Failure to properly register a vehicle may result in parking enforcement without warning.
  • Commercial vehicles, Moving trucks, and vans must leave the premises by 6:30 PM.
  • Trailers, boats, Pods, U-Boxes, and moving containers are NOT permitted on the property.
  • Parking enforcement is conducted by South Florida Booting. Enforcement hours are Sunday through Thursday nights from 11 PM to 7 AM. Booting/Towing starts at $80.00.
  • Number of occupants assigned to your unit and number of vehicles registered.
  • Adding a new vehicle (parking permit required).
  • Updating license plate information or removing vehicles no longer on property.
  • Uploading updated vehicle registration and/or insurance documents.
  • For tenants: maintaining an accurate lease end date.
  • Ensure you have a current parking permit.
  • Ensure your vehicle is registered and approved in MyVIPParking.
  • Confirm your license plate is entered correctly.
  • Create a guest pass in Register2Park for any guest or temporary vehicle.
  • For tenants: Ensure your lease end date is accurate. Renew your lease well in advance of expiration (Vehicles tied to expired leases will not be approved).

A notice will be placed on your vehicle with instructions. You must contact the number listed on the boot notice (South Florida Booting) immediately for removal. A booting fee will apply and must be paid to the vendor.

The Management Office does not have the authority to override or remove boots, and is not involved in boot removals.

  • For all overnight guests Sunday through Thursday.
  • Note: Guest passes are not required during daytime hours, or Friday and Saturday nights.
  • When using a rental or temporary vehicle.
  • While waiting for a newly registered vehicle to be approved in MyVIPParking.
  • Less than 30 days: Create a guest pass in Register2Park.
  • More than 30 days: Register it in MyVIPParking. Upload your rental agreement in place of the vehicle registration. Make sure to delete the vehicle from your profile once it is returned.

This may be because:

  • The information is incomplete - ensure you have the full address and names of both the resident and guest.
  • You have reached your 30-day limit for that vehicle plate.
  • The vehicle may be on the denied list for prior violations.
  • Outside business hours: Create a temporary guest pass so you do not get booted.
  • During business hours: Email admin@sanmaterathegardens.com to confirm receipt of your application.
